Floor Plans and Building Plan

Regulation 6 of The Regulations makes it a requirement of Responsible Persons for residential buildings 18 meters (or 7 storeys) and above in height to compile up to date floor plans and buildings plan identifying the location of key fire-fighting equipment. This must be shared with their local fire and rescue services.  

If possible, MFRS would prefer these plans submitted in DWG format. 

Secure Information Box 

In addition to the electronic copies, Regulation 6 of the Regulations requires hard copies of the plans should be kept in the secure information box.  

  • These should be in size A3 
  • There should be two copies. This will allow an Incident Commander to retain a copy as well as having another available for use by firefighters. 
  • They should be encapsulated in plastic so that they  are robust enough to withstand the conditions they will be exposed to in the event of an incident.

Floor Plans 

Floor plans are required for each floor, but where floors are identical only one plan needs to be produced. The plans must identify the location of specific equipment as defined by the Regulations: 

A. Passenger lifts

B. Lift for use by firefighters  

C. Evacuation lifts  

D. Inlets / outlets for dry-rising mains  

E. Inlets / outlets for wet-rising mains  

F. Smoke control systems  

G. Suppression systems 

The Responsible Person must update the floor plans and building plan as soon as reasonably practicable after any change to the layout of the building or location of key fire-fighting equipment.

Building Plan 

A single page building plan which should include the location of all key fire-fighting equipment must be provided. The plans should be simple, to assist quick and critical decisions taken by operational fire-fighters during an incident. 

The building plan must identify the following building features: 

A. The environs of the building;

B. Details of the use of the building, for example for commercial or residential purposes;

C. Access for fire and rescue appliances;

D. The dimensions of the building; 

E. Information on the number of storeys of the building and the number of basement levels (if any); 

F. Information regarding the presence of maisonettes or scissor section flats; 

G. Inlets for dry-rising mains; 

H. Inlets for wet-rising mains; 

I. The location of shut-off controls for any sprinklers; 

J. Access points for the building; 

K. The location of the secure information box; 

L. The location of the controls for any smoke control system; 

M. The location of any firefighting shaft; 

N. The location of main stairways in the building; 

O. The location of the controls for any evacuation alert system. 

The Responsible Person must update the floor plans and building plan as soon as reasonably practicable after any change to the layout of the building or location of key fire-fighting equipment.
